These 3 photos show waste drain lines that have ABS and PVC pipes connected together.
The joints can leak because they are made of dissimilar materials.
There is no glue that can properly weld these 2 materials together.
Here are some photos of a well that was hidden under a front porch deck.
This is a great example of the need for an inspection. This well was not disclosed by the seller.
I fell into the well because it was covered by a rotten piece of plywood, dirt and leaves. My feet landed on the cross bar preventing me from falling down some 60 feet!
Here is a picture of a chimney block that has deteriorated so badly that it had to be glued back in place with foam insulation.
This is a picture of a chimney that has no flashing detail whatsoever. It will need constant repair or replacement to prevent leaking.
Here is a pictures of a roof to wall detail. The detail usually calls for a kickout flashing at the bottom of the termination to prevent water from entering behind the siding. The kickout detail is missing.
Here are some French drains that are exposed to the interior of the crawlspace. These drains are designed to move run off water around a foundation in order to prevent water entry to the crawl area.
The drain pipes are perforated with holes so ground water can enter the pipe. The pipes are dumping water into the crawl area instead of routing the water around the structure.
Here is a picture of a roof flashing on a metal roof that has been tarred up. The plumbing vent pipe is not tall enough to prevent snow from covering it up. This will cause the plumbing drain to flow slower and possibly gurgle as the sinks try to drain.
Here is a photo of a vent flashing that has been improperly installed. The run off water was getting under the metal flashing and leaking into the house.
This roof to log wall detail has no flashing detail at all. It has been tarred to prevent leakage. This picture was taken on top of a 3 million dollar house. All flashing details were missing on the home.

This picture shows a foundation crack found in a 70 year old structure that has a stone foundation.
This is a photo of a brick wall that is covering a foundation that has failed causing the brick wall to crumble. This one was pretty obvious.
Here are a few photos of a serious foundation crack found in Winter Park, Colorado.
The foundation is only ONE year old.
Here is a photo of a foundation that is built on grade and installed over a rock. The rock is not a problem however the foundation needs to be below grade to prevent damage due to ground heaving.
Here is a picture of a cinder block foundation showing some movement as evidence of the cracks in the mortar joints.
Here is a photo of some aluminum branch wiring in an electrical panel in Breckenridge. The wires have become loose at the connection causing the wires to burn.
Here are some long pointed screws that are holding a panel cover. The pointed screws can hit the wiring behind the cover and cause an electrical short.
Here is an attic space with almost no insulation. You can see on the measuring stick that there is only one or two inches of insulation. This is a brand new structure in Denver. The buyers were not sure if they should have a brand new home inspected.
DON’T STORE THIS IN THE CRAWL AREA
Here are some fire starter logs and a can of gas stored inside a crawl area. The owner was obviously hoping for an insurance claim.
These 3 pictures are of a 20 foot tall deck structure.
The posts are set on top of a rock.
The rock can move or the post can slip off the slanted top of the rock and bring the deck down with all the occupants.
That's one heck of a satellite instalation!
Here is a little guy that stumbled into the electrical panel. He didn’t make it out.
